The Facilities Tech will assist with day:to:day operations and maintenance of all facilities /grounds, exterior structures, buildings, and related fixtures in the assigned area in a manner consistent with Time Warner Cable policies and procedures, quality standards, customer needs and applicable regulations. Assists with regular facility inspections and oversees vendor repairs and maintenance work. Will be required to be on emergency on:call rotating schedule.
KEY RESPONSIBILITIES:
Assist in completing work orders for routine building maintenance including but not limited to: painting, wall/floor repair, plumbing (clogs, leaks), door hardware, HVAC filters, and grounds maintenance.
Assisting in the repair of building equipment including: furniture, carts, chairs, air handlers, fans, pumps, lights, walls, ceilings, sinks, urinals and toilets.
Perform furniture moves in support of real estate planning and employee office relocations.
Utilizes various tools and machines to perform basic ground and landscape maintenance including; trimming shrubs, pruning trees, cleaning parking lots and sidewalks, repairing and maintaining walkways and parking areas.
Help to maintain electrical rooms and equipment/material storage areas keeping them clean and free of obstructions.
Stock building supplies as needed (e.g. replacement lights, replacement HVAC filters, chemicals, first aid kit contents etc.).
Report on facility conditions (using check list provided) for items in need of attention
(e.g. light bulbs needing replacement, ceiling tile replacement, worn carpet, door operation, first aid kits stocked, exit lights, walkways free of hazards etc. to supervisor as part of daily routine)
Performs emergency building work and site clean:up as needed (e.g. water cleanup from roof leaks after storms, place fans to dry wet carpet, board windows, pick up debris etc.)
Safely operate a company vehicle for equipment pickup/delivery and to maintain off:site facilities.
Provide quality customer service by: cooperating with co:workers, responding politely to customers, working as a team member, accepting change in a positive manner.
Willingness to be in a rotating 24/7 on:call status when necessary.
Performs other duties as assigned.
REQUIRED QUALIFICATIONS/ YEARS OF MINIMUM RELEVANT EXPERIENCE:
High school diploma or general education diploma (GED).
Must have previous full service facilities management experience or experience in a specialty trade from the following: electrician, plumbing, HVAC, carpentry/painter, sheet metal/welder, and/or mechanic.
Must have a valid driver's license with a good driving record.
ADDITIONAL REQUIRED SPECIFIC SKILLS/ EXPERTISE
Strong organization, interpersonal and communication skills.
Must have basic literacy skills to read blueprints, schematics and follow directions.
Working knowledge of MS Word and Facility Service Ticketing Software.
Ability and experience in using hand tools (hammer, screwdriver, wrenches, drill, etc.) to perform basic repairs.
Mechanical aptitude required.
Daily travel to other offices and properties in market area.
Potential overnight travel to other market areas monthly.
Availability for on:call emergencies when requested
